Can I get a true roll-up garage door (no track) for my house?

Question

We have a standard, two-car garage with an old, steel, tilt-up garage door. The previous owner built an un-permitted room along one side of the garage which prevents us from simply installing a tracked, roll-up garage door.

The problem has escalated because my wife's new car is just 1.5 inches too tall for our old, bent garage door!

Our first option is to replace the old one with a new, straight tilt-up, which would give us enough height for the car.

My question is, why doesn't anyone sell/install residential roll-up garage doors that completely roll up into themselves, like you often see on commercial garages and warehouses? That would certainly solve our problems.

Anyone know of anyone who does this in Southern California?

Roll up doors require more headroom than a standard overhead door, to allow for the drum. They are expensive, and probably against your local building code anyway. There are several options, however. If side clearance is a problem, the opening can be built in on that side. If the opening is 16 ft wide, it can be narrowed by a foot or two. Garage doors are available in standard 14 or 15 ft widths. You could also get one in a custom width, but it will cost more. Nobody makes one-piece doors anymore, so that's out. If you have less than 12" clearance above the door opening, there are low-clearance tracks that can be used. Definitely call a professional door company-they should be able to take care of it for you.

you can put such a door on a residence, I've done it. the problems you will run into are ,as others have said, expense and their appearance. another potential problem will be if you want to put an opener on it. technically, as the laws are written, it would be illegal to put a commercial opener in a residence and there are no residential openers that are made to work such a door. now of course, there are ways around that, but you are opening up a potential can of worms regarding liability. i wouldn't install an opener on those doors in a house under any circumstances. these doors are also notoriously drafty however that might not be a concern where you are at.

contact door dealers in your area. any reputable company should be happy to stop by and see what can be done and provide an estimate for absolutely no charge to you. sectional doors can be fit into many types of situations, you might find there is a way after all. good luck

I think everyone is over duing this one.



Tilt up, Solid door no folding parts, spring loaded, Tracking can spread , door falls on your car, been there!!!



A standard overhead door requires a min. of 12'' from the bottom of the header to the top of ceiling, for a standard 7'x9' opening.



Get rid of the tilt-up.

You might find one, but people don't want them because they have a seam every 2" or so. Doesn't look good on a house. There are a lot of regular doors that have features for any circumstance (low clearance, etc). You could always buy a commercial door. They make them (roll ups) for auto shops, car washes, etc.

Look in the yellow pages for overhead door companies. You can get the roll up type of course the cost will be more but they are also stronger.

The type of door you are refering to is extremely expensive compaired to the track type doors. You would need a commercial door installation company.
