I am looking at a home that is for sale that has a septic tank in it. I'm told it works but the previous owner never got a permit for it so at some point the county may come back and ask to dig it up and inspect it. Can anyone give me a round about cost of what such an endeavor would cost? I would want to consider this if I was to make an offer but down even have a clue. Also what would it cost to dig it up and to replace it with a new one (worst case scenario)? Thanks.

Costs tend to vary from place to place so when ever people ask these type of questions, I always tell them the same thing. Call a couple of local contractors and ask for ball park estimates to replace the system. They are usually willing to give you a range of what it might cost if they understand why you are asking.

I'm not sure where you are. I'm sure costs vary based on location.

We installed a septic system at our summer cottage in Muskoka, Ontario, about 10 years ago. It is fairly complex in that it requires a small holding tank next to the building and a relatively large pump to move the effluent 50 feet up a hill to the main tank and septic bed. Total cost, including the tanks and $1000 pump (which I am replacing this year) was $6000.

Our location is rural and in the bush about half a mile from the main road. A large back-hoe had to be brought in.

Assuming the home you are looking at is reasonably accessible, is located in a community where septic systems are regularly installed, and requires only one gravity-fed tank, I think you should be able to get the job done for less than what I paid.

Why don't you make it a condition of purchase that the seller is responsible for bringing the septic system into compliance. That puts the problem more properly where it belongs. :)
